Our best listings are the properties that are exclusively listed by our company. These are the properties we advertise and expose to the market to the fullest extent. They are the properties you see on our website, advertised in newspapers and magazines and normally they will have for sale signs placed on them.

However, there is such a thing as a "shirt pocket" listing. These properties that we know can be purchased but for some reason (usually sellers private reasons) are not exposed on the market.

Normally, we do not share these with other real estate agents unless we have long time working relationships with them nor are they advertised to the general public.

A friend will say, "John, if you run across someone who might be a buyer for my property, let me know and we will talk about the possibility of a sale. I don't want to put my property on the market as such - just keep it in mind."

Some of these "shirt pocket" listings can be excellent properties - some of the best around! These properties range from a homesite, walnut grove, open farmland, westside ranch, mountain cattle ranch to a turnkey dairy operation. Often these consist of large properties.
